Seasonal vs Per-Visit Snow Removal: Which Fits Your Property?
· 5 min read
Both structures are legitimate. The right one depends less on price and more on how much uncertainty your property can absorb during a busy stretch of winter.
Per-visit service
You pay for each visit. It's flexible and works when snow is occasional and a delay isn't costly — a low-traffic property, a household that shovels most events and only needs help with the big ones.
The trade-off is timing. When a large system hits, every per-visit customer in the city is calling at the same time, and contracted properties are already scheduled.
Seasonal and recurring service
You pay for coverage across the season under an agreed scope. Costs are predictable, service happens without a decision each time, and the scope is documented for owners, boards or tenants.
It's the standard for commercial and multi-family properties for a straightforward reason: those sites can't afford to negotiate access at 6 a.m.
A quick decision framework
- Does the property have to be open or accessible at a fixed time? Choose seasonal.
- Are tenants, customers or residents affected by delays? Choose seasonal.
- Do you need budget certainty for the winter? Choose seasonal.
- Is the property lightly used and delay-tolerant? Per-visit may be enough.
- Do you handle most snowfalls yourself and only need occasional help? Per-visit.
The middle option
Recurring service without full seasonal terms suits properties that want consistency without a fixed-season commitment. It's a common starting point for homeowners moving off per-visit service.
If you can name a morning this winter where your property absolutely has to be clear, you already know which structure fits.
