Calgary Winter Property Resources

Practical checklists and planning guides for Calgary property owners, managers and condo boards. Use them with any contractor — including one that isn't us.

Calgary Commercial Snow Removal Checklist

Ten things to settle before the first snowfall on a commercial or managed property.

  1. 01Walk the property in October and photograph surfaces while they're visible.
  2. 02List every surface that must be cleared: lanes, stalls, entrances, sidewalks, loading areas, ramps.
  3. 03Mark snow storage locations and confirm they don't block sightlines, stalls or catch basins.
  4. 04Identify where meltwater runs during a thaw and keep piles off those paths.
  5. 05Set the service trigger depth and the time your property must be accessible by.
  6. 06Confirm whether de-icing is included, on which surfaces, and how it's triggered.
  7. 07Agree a single point of contact and how you'll be updated during an event.
  8. 08Check that catch basins and drainage paths are clear before the first snowfall.
  9. 09Communicate the plan to tenants or residents before winter, not after a complaint.
  10. 10Decide what service documentation owners or the board will need.

Winter Property Maintenance Checklist

Fall preparation items that make snow season easier on any Calgary property.

  1. 01Clear roof drainage and downspout outlets away from walkways.
  2. 02Inspect exterior lighting — early sunsets make dark lots feel unsafe and unclear.
  3. 03Repair trip hazards in concrete before they're hidden under snow.
  4. 04Mark curbs, islands and hydrant locations so plow crews can see them.
  5. 05Stock entrance mats and interior runoff protection.
  6. 06Confirm accessible routes are part of your snow scope, not an assumption.
  7. 07Book seasonal service before the first significant snowfall.
  8. 08Review last winter's complaints and fix the underlying cause in this year's scope.
